Mechanical Prep (Diamond Grinding)
If the proposal says "acid etching" โ or doesn't mention preparation at all โ walk away. Acid etching is unpredictable and doesn't open the pores of the concrete deeply enough for a permanent bond.
Your proposal should explicitly state that the floor will be mechanically prepped using industrial diamond grinders. This is the only way to ensure the coating "fuses" to the slab.
High Solids Polyaspartic (85% or Higher)
Look at the materials listed for the topcoat. If it says "water-based" or just "epoxy," it isn't built for the Front Range sun.
Your proposal should specify an 85% solids polyaspartic topcoat. This ensures the floor is UV-stable (no yellowing), hot-tire resistant, and thick enough to handle the weight of heavy SUVs and road salt.
Stem Wall Inclusion
Many companies "forget" to mention the vertical concrete ledges around your garage โ only to hit you with a surprise "add-on" fee the morning of the installation. A transparent proposal will state exactly how much of the stem walls are included.

Detailed Warranty Exclusions
Don't just look for the word "Lifetime." Look for what isn't covered. Does the warranty exclude "hot tire pick-up"? Does it exclude "moisture delamination"?
A proposal is a promise. If a company is afraid to put in writing that their floor won't peel under a hot tire or bubble from moisture, it's because they are using materials that can't handle the reality of a Colorado garage.
